Chip Seal in Albuquerque & the East Mountains

Chip seal, also called tar and chip, is the affordable way to upgrade a dirt or gravel driveway or ranch road. We spray a coat of asphalt emulsion, spread crushed stone over it right away and roll the stone in. The result is a sealed, all-weather surface with a rustic, high-traction look.

Why people choose chip seal

  • It usually costs less than hot-mix asphalt for the same area
  • It ends the dust, washboard and mud ruts of a dirt or gravel road
  • The stone texture gives good traction on slopes and in wet weather
  • It suits long rural drives, ranch roads and shop or barn approaches
  • It can go over a prepared gravel base or over old, worn asphalt

Stone goes down right behind the emulsion, while it is still wet, so it bonds.

How we lay chip seal

  1. Prepare the base. We grade and compact the road, shape a crown so water sheds to the sides, and add aggregate base where the ground is soft or sandy.
  2. Spray the emulsion. A distributor sprays an even coat of asphalt emulsion across the full width.
  3. Spread the stone. Clean crushed stone goes down immediately, before the emulsion sets.
  4. Roll it in. Rollers press the stone into the emulsion so it locks together.
  5. Sweep the extra. After it cures we sweep loose stone. A little loose rock in the first weeks is normal while traffic seats the chips.

Single or double chip seal

A single layer seals a solid base well. A double chip seal adds a second coat of emulsion and smaller stone for a tighter, tougher surface on roads that see more traffic. We will recommend one or the other after we see the site.

Chip seal in New Mexico weather

Emulsion needs warm, dry weather to set, so we schedule chip seal from late spring through early fall and watch the monsoon forecast. On sandy lots we build up a compacted gravel base first so the surface has something firm to hold onto.

Questions about chip seal

How long does chip seal last?

It depends on the base under it, how much traffic it gets and how it is maintained. A chip seal on a solid, well-drained base holds up for years, and when it wears it can be renewed with a fresh chip seal layer instead of a full rebuild.

Will there be loose rock?

Some loose stone is normal for the first few weeks while traffic seats the chips. We sweep the excess after it cures and the surface tightens up with use.

How soon can I drive on it?

Usually the same day at low speed. For the first several days avoid sharp turns, spinning tires and hard braking while the emulsion finishes curing.
